Down payment assistance (DPA) programs provide grants, forgivable loans, or low-interest second mortgages to help homebuyers cover their down payment and closing costs. Texas offers some of the most generous DPA programs in the country — including statewide programs through TDHCA and TSAHC, plus city-specific options in Houston, Dallas, San Antonio, Austin, and more. Many buyers qualify for $10,000 to $30,000 or more in assistance.
The Texas Department of Housing and Community Affairs offers up to 5% of the loan amount in down payment and closing cost assistance. Available as a 30-year deferred, forgivable second lien. Must be a first-time homebuyer (or not have owned a home in the past 3 years).
The Texas State Affordable Housing Corporation provides a grant of up to 5% of the loan amount for down payment and closing costs. Unlike TDHCA, this program is available to both first-time and repeat buyers. No repayment required.
The City of Houston offers up to $30,000 in assistance for eligible buyers within Houston city limits. Income limits apply and the buyer must complete homebuyer education.
The City of Dallas provides up to $60,000 in assistance for eligible residents, including down payment, closing costs, and principal buydown. Must purchase within Dallas city limits.
